We take a common sense approach to referencing new applicants rather than ‘the computer says no’ attitude. Each application is individually reviewed by a member of our team to help you secure a tenancy with us. Admin fee

We believe you should not have to pay unreasonable fees to move into a property. With this in mind, we have a very simple fee structure…

An administration fee of £199 is payable to apply for a property.

We DO NOT charge any extra fees for credit checks, referencing, tenancy preparation, deposit registration, inventory preparation or check in fees.

Any additional applicant (on a joint tenancy) or a guarantor only pay an extra £49. It’s really as simple as that. Here are some examples:

  • Single applicant fee is £199 (1 person)
  • Joint applicants’ fee is £248 (2 people)
  • Single applicant with a guarantor fee is £248 (2 people)
  • Joint applicants’ fee with a guarantor fee is £297 (3 people)

Please remember the admin fees are non-refundable. Once your fee has been paid we will not do any more viewings at the room/property and give you some time (3 working days) to get your application form to us. If you need to move quickly we offer a Fast Track Service where we aim to get you moved into the property within 2 days. This service is an extra £49 and available in some circumstance.

Application form

The form is designed to provide us only the information necessary to process your application. Please complete this as thoroughly as possible to avoid delays in your application.

It is important you are open and honest on your application form. You will not be automatically declined if for instance you have a poor credit history. We will always look to understand your situation and sometimes it can be simply a matter of putting some additional measures in place to approve your application.

The online application form can be saved part way through. This will make it easy for you should you need to go and get additional information. Even if you do not have all your supporting documents ready you should still get the form submitted ASAP.

Supporting documents

The more compressive supporting documents you can provide the faster we can get your application processed. What we need from you is:

ID – Passport or Photo Driving License (ideally both), National ID card is acceptable for European applicants

Bank Statements – Last 3 months showing your address, salary payments and if relevant rent payments

Employment – Last 3 payslips or recent P60 or if starting a new job then a copy of the employment contract

A ‘passport style’ photograph and yes you can smile in it.

Don’t worry if you are not able to provide some of the supporting documents. Send in what you have and let us know about the others. We will work with you to try and find a solution.

You can send photocopies or photographs of these documents. Please ensure they are clear copies. We may need to see the original documents later. You can send these the same way as the application form:

The important thing to remember is to get each of the 3 steps done as soon as you can.

We aim to get your application processed as soon as possible. If you are in a hurry it is important you let us know as in some circumstance we can fast-track your application.

Ifte from our team will contact you and keep you updated on the progress and let you know if we require anything else. Once your application has been approved you will then need to pay some money on account towards your rent. The balance will then need to be paid before you move in. Our very nice team will work with you to arrange a suitable time and date for your move in.
