Fees (Only applies to pre-June 2019 tenancies)

At Very Nice Homes we aim to keep tenant fees to a minimum. When fees are applicable we want them to be as fair and reasonable as possible. Below is a list of fees that you could be charged. This is not a comprehensive list as some fees are charged dependent on the issue and time taken to deal with it. If you are letting a room in a shared house then the following fees apply

Non-Optional Fees

  • New tenancy – Single Tenant Application fee – £199
  • Check out fee – £35 per tenant
  • New tenancy fees include referencing, credit checks, tenancy preparation, deposit registration, inventory preparation, check in and administration charges.

Optional Fees

New tenancy

  • Additional tenant application fee – £49
  • Guarantor fee (required in some circumstances) – £49
  • Fast Track Service (move within 48 hours) – £49
  • New tenancy for a different room in the same house – £49
  • Tenancy renewal (new agreement) – £49
  • Rent Guarantee Protection – £120

 

Late payment and arrears

  • Text (First reminder) – No charge
  • Text (any subsequent texts) – £5 each
  • Phone call – £10 each 
  • Letter/email – £30 each
  • Personal visit to property (e.g. rent collection) – £36 each
  • Unpaid Standing order, direct debit or bank card – £36 each

Damage/maintenance

  • Odours or signs of smoking – £360
  • Broken door/window handle – £60
  • Broken electric socket/switch – £78
  • Broken emergency key glass – £360
  • Additional cleaning – £72 per visit 
  • Rubbish removal – £96 per visit

Repairs necessary and or replacement items due to tenant damage will be charged on an individual cost basis plus £30 administration fee.

Ending tenancy

  • Check out Cleaning (if not as move in condition) – Charged at cost (minimum £36)
  • Administration fee if a deposit deduction is made – £36
  • Written reference – £36
  • Post Tenancy rent payment return administration – £25
  • Payments sent to overseas bank accounts – £30
  • Replacement mattress protector – £30
  • Moving of furniture back to its original place – £60
  • Failure to return keys by the end of tenancy date – £120

Other fees

  • Dealing with a breach of the terms of the tenancy – £120 per breach
  • Document copies – £6 per page
  • Copy of inventory on DVD – £60
  • Credit card payment fee – 3%
  • Cash handling fee – 1%
  • Rent and Fees paid by way of other than Direct Debit – £18
  • Maintenance call out, as a result of tenant fault – £60
  • Dismantle, move, store and reassemble furniture on move-out – £150
  • Replacement keys at £24 each key with a minimum £60 charge
  • Call out charge to let tenant into the room/property:
    • Mon-Fri 9am-5pm – £50
    • Any other time £100 if staff available to attend
    • Replacement keys for tenant’s key-safe/lock-box £60
  • Serving notice to end tenancy due to any breaches – £240 plus any court costs

If you are letting an entire house or an apartment then the following fees apply

Non-Optional Fees
